As property managers, POKO has been involved with occupied rehabilitation as well as new construction, working in collaboration with the building owners and contractors. We act as a liaison between owners, tenants and contractors and provide that unifying effort which guarantees a successful project. POKO currently manages more than 425 apartments regulated by Low Income Housing Tax Credits. POKO is approved as preferred property managers by many city and state agencies including the NYC Housing Partnership, the NYC Department of Housing Preservation and Development (HPD) and the NYS Housing Development Corporation (HDC), Local Initiatives Support Corp (LISC) and the Enterprise Foundation. POKO has successfully worked with numerous not-for-profit and community-based organizations to assist with tenant relations, such as the Rheedlen Community Pride organization, the Northern Manhattan Improvement District, Bronx South Churches, Acorn, Support Services Inc. and St. Benedictine Moore. These organizations assist POKO in finding workers to move the tenants from their homes to temporary locations and back in the event of substantial apartment renovations. They are also instrumental in helping tenants access various social service programs. They assist with tenant liaison to bridge the gap, for what initially is for many elderly persons and persons with special needs, a process filled with fear.
